My name is Kristel Wilkinson.  I have worked in the Real Estate industry for over 25 years spending most of this time as a commercial property asset manager in Downtown St. Paul.

When the COVID pandemic hit at the beginning of 2021 I made the decision to take a well-deserved sabbatical from my industry, mostly but not entirely to avoid the daily 2 hour per day commute, but also to spend more time assisting with immediate family needs due to COVID and reflect upon my next professional chapter.

Well, now the time has arrived in my very self-determined life to renew my new occupational journey.  My goal is twofold: 1; to incorporate many of the skills for which I have become proficient, and 2; to use these skills to bring success to my new affiliation while also fullfilling my “mission” objectives.   Let’s discuss:

Skills:

Generalist Business Professional

Detail Oriented

Collaborator/Team Builder/People Person

Self-Determined

Motivated and Self-Directed

Compliance Oriented /Rule Follower

Skilled Facilitator

Areas for Mission & Goals:

Social and Public Service

Environment and Sustainability

Health and Wellness

Food Resources

Even though all the goals I’ve listed above are desirable, I understand that my overall professional depth has been centered around a specific industry: commercial real estate. Nonetheless, I believe my skillset can effectively be intertwined with a mission- driven organization that shares my interest and vision.

Chapter 2

The COVID season brought unexpected trouble and opportunity. I had an unexpected but enjoyable sabbatical and am planning to enter the commercial marketplace again subject to some to “rules of the road". I intend to be a HYBRID worker, part onsite and part remote.

My goals

I would like to work in the industry of real property operations management or operations management in supporting roles; both remote and selectively onsite. The best mix would 2 days each during each week. This is flexible according to the work requirements.

Onsite time and location will be determined by travel time when considering costs.  I live in the northeast metro and do not wish to commute daily in heavy traffic nor spend 2 hours per day on the road when required to be onsite, as it is a waste of my employer's/client's resources.

My knowledge and skills will bring value to the right setting

With respect to remote work, I have resources, skills and experience that add value for my clients and for me. Here are some examples:

I am computer literate; familiar with the MicroSoft suite of tools and platforms, and the Mac operating environment. I use these tools as a mobile worker as required.

I have transferable hands-on experience as an Operations Manager for companies with real estate assets. This experience includes:

Performing onsite inspections of work performed on real estate assets

Contracting and supervising vendors

Directing building operating engineers

Guiding and supervising design and construction for repurposing and repair

Leading teams of professionals in special project settings (lawyers, design professionals, builders, and local building officials)

I have other attributes as well

In addition to remote work aptitude, I am also experienced with internal organizational reporting. In that role, I work with both staff and line managers (“internal customers”). From an operations manager perspective, I work with and often report to inside counsel, financial officers, marketing, and executive officers.

My education and work over the past 25 years are built on education and applied business experience evidenced by my Bachelors degree in business administration/marketing, active State of Minneosta real estate license, and Real Property Administrator (”RPA”) BOMI certification.

Orgaizational culture counts for me

I hope to serve in a culture that values the roles of all team members. Now is the time to start again; both remote and person-to-person.

As it turns out, I am the accidental Remote Worker.

As the pandemic came on 18 months ago, I expanded operations in my home office to serve my business clients. Like it was for so many other managers, traditional in-office work was not possible.

In order to accomplish this I improved my remote work skills: web-based communication, online accounting for real estate management (Appfolio and Yardi) , MS Teams,  and document sharing/management to name few.

Now I have the skills to work remotely and to support various businesses as our economy attempts to regain its footing. Apparently, many of us will remain remote until early next year.

I invite your posts in response to this situation.

Be well…enjoy home

Migration to online accounting at the Historic Hamm Building

Several years ago, the firm that Kristel served needed to update it's real estate accounting application and work flow.

The legacy package was getting hard to use, the updates were expensive, the the help desk a bit hard to work with.

Kristel sought and found Appfolio, a light but powerful online system.

In order to learn fast and help the local team adjust to the transition, Kristel sought and engaged Alex Harleen as a set-up and training consultant (This email address is being protected from spambots. The timing could not have been better. After the migration, COVID 19 set in and the business processes had to adapt to remote work. The wave of the future saved the day.
